Home base: Arroyo Grande, ZIP 93420

Our address is 1231 E Grand Ave, Arroyo Grande, CA 93420, in the Grand & Elm Shopping Center. Arroyo Grande sits about 2 miles inland from the Pacific in San Luis Obispo County, with U.S. Route 101 passing through it and State Route 227 running north to San Luis Obispo.

Arroyo Grande has about 18,400 residents and roughly 7,979 housing units, and about one in three households rent. In The Village, around Heritage Square Park and along Branch Street, older buildings share walls and plumbing, so a leak in one unit can reach the next. Tell your building manager at the same moment you call us.

Creek-side homes near Arroyo Grande Creek and the county levee system deserve a look at the FEMA flood map for the address. Start at the homepage for how a dispatch works from the first call.

The coast side: Grover Beach, Pismo Beach and Oceano

Grover Beach is ZIP 93433, about 3 miles northwest. Its Amtrak station is the only rail stop in the Five Cities, a handy landmark when you give directions to a crew.

Pismo Beach is ZIP 93449, about 5 miles west. Shell Beach is a neighborhood within it, so a Shell Beach address uses the Pismo Beach page.

Oceano is ZIP 93445, about 4 miles southwest, and the county names it with Arroyo Grande as protected by the creek channel. Check the 100-year flood plain map the county publishes for Oceano.

All three towns draw Lopez Project water from the county, and the regional wastewater plant serving Arroyo Grande, Oceano and Grover Beach sits behind the north creek levee. In a levee emergency, county plans call for city crews to halt some pumping, so expect street conditions to change and tell the dispatcher what you see.

South to Nipomo, ZIP 93444

Nipomo lies about 7 miles south of Arroyo Grande and covers roughly 15 square miles. Water and sewer come from Nipomo Community Services District for most of town, with Golden State Water serving the rest, so look at your bill to see which utility to call about a meter.

Nipomo is not on Lopez Project water, so do not assume a Five Cities utility applies to a Nipomo address. The district's website lists a Sewer Prohibition Zone and a Blacklake Sewer Division, and only the district can say how they apply to your lot.

North to San Luis Obispo, six ZIP codes

San Luis Obispo is about 14 miles north and has the widest ZIP spread: 93401, 93405, 93407, 93408, 93409 and 93410. About 40 percent of occupied homes there are owner-occupied, so renters should tell a landlord about water damage as well as call us.

San Luis Obispo Creek drains the city's valley, and the county records damaging floods in 1969, 1973 and 1995. Ask your landlord or seller about past water, and check the FEMA map for the address.

Neighbors we mention but do not list as covered

Avila Beach (ZIP 93424), Halcyon, Los Berros and Edna Valley are near our listed towns. They are neighbors, not part of our listed coverage, so call and ask about your address before relying on a crew. For the full menu of work, see our water damage services.

How dispatch works across the area

Calls go to the same number no matter where you are. Give the ZIP, the source of the water and whether it looks clean or dirty. Same-day response is available when crews can be sent, and scope and price are explained before work starts.

If you only know there is a problem, reach us through the contact page or read about who we are on the about page.
